Staging and Styling is a process by which a property is made ready prior to listing, using interior design methods that best accentuate the positives of the home while minimizing any negatives. It has been proven this is one of the best investments you can make especially if on a tight budget. The right presentation and subtle design techniques can sometimes make all the difference when trying to appeal to a greater market of buyers. If your property is staged and styled it sells faster, increases in value and buyer interest, and connects with more people.  It looks more professional than the competition when going to print, and can be marketed much more aggressively. The return on some improvements can even be greater than 100%!
 
Staging can be broken down into a 3 step processwhich demonstates how as little as 1% of the original asking price can be used as an investment to add as much as 30% to the end value of the property. Choose to do individual steps or the whole lot together, it's up to you and your budget. 
 
Step 1 is the consultation where we examine the entire house from the front yard to the back garden and discuss options andideas; what sells, and where best to put your money to give you the greatest return on investment. It also tells you which existing furniture can be used in the project, what accessories are needed, or if a total refit should be used to enhance the appeal of the property.
 
Step 2 is doing the workto bring the property up to the desired level that people will pay more money for.  This can be completed by yourself, or you can use my team of trusted tradespeople to do it for you.  Projects range from as small as replacing light fittings, through to project management and overseeing all the minor renovations.
 
Step 3 is the styling or showcasingand is the most important step and yields the greatest return on investment. We focus on the function of the room, what the focal point is, and look at the floorplan to find the best method to achieve a balanced flow of energy.  We also incorporate the 7 layers of design into every project, meaning we address the flooring, furniture, lighting, colour, greenery, artwork, and lifestyle elements.
